The immaculately restored Ingleburn was listed with a $1.2 million price guide and negotiations are understood to have eased past that mark to secure the property.
“I had strong out-of-town interest on Ingleburn,” Hunter River Realty Group director Chris Henry said.
“The auction certainly did a great job drawing interest in the property.”
Ingleburn is set back from the corner of Roxburgh and Allen streets behind neat hedges and picturesque gardens.
Architect J Scobie designed the home with generous proportions appropriate to Lorn, known as the garden suburb, with its wide tree lined streets.

The Upper Hunter purchaser wished to remain anonymous and directed the agent not to reveal the final price.
The mining downturn has affected pockets of the market in recent months but the sale will only boost confidence in the luxury end of town which has shown resilience.
“Miners only make up a small percentage of our customers,” Mr Henry said.
“I had a lot of inquiries from people living in the Lorn area to kind of get a price guide on their own property.
“The sale confirms that properties in the Lorn-Bolwarra area are very sought after.”
