Nearly 500 hectares of land adjoining Windella to the west and Newcastle Royal Aero Club to the south would include
shops, sports fields, parks and a variety of building lot sizes.
A Maitland City Council report shows sites for a school and a commercial precinct in the area as well as public recreation areas alongside waterways, linked by bicycle paths.
The mayor of Maitland, Cr Peter Blackmore, said the release of the Draft Anambah Area Plan shouldn’t surprise people.
“It’s certainly part of our long-term planning and has been previously identified in the Maitland Urban Settlement Strategy,” he said.
“There is a need for housing and that corridor is very, very popular.”
The plan is on public display and, if adopted, would give developers guidelines for the subdivision.
The land would be developed in five stages to enable roads, water and sewer infrastructure to keep pace with the area’s growth.
At some point during the development, a western link would connect houses with the New England Highway at Lochinvar, but council has yet to determine when this would happen.
Those areas that adjoin Windella would have a minimum 2500 square metre lot size.
“Based on the development, I’m very confident it will be highly sought after by families wanting live there,” Cr Blackmore said.
“When you look at the retail, education, light industrial, sporting and medical facilities in Maitland, it is well positioned for residential growth.”
Stockland, one of the major land holders has put an application into council some of the land to be rezoned from rural to urban use, which is required for the development to proceed.
Submissions of the Draft Anambah Urban Plan and the planning proposal will close on January 16.
Copies of the documents are available at council’s administration centre and libraries.
