Major reconstruction work is planned inside Ashton Gardens Retirement Village on Molly Morgan Drive.
The road surface in the private community of villas will be torn up when new drainage and electricity infrastructure is put in place.
The work is expected to take eight to 10 weeks to complete.
Residents of the retirement village will not be able to access their homes while the improvement works take place.
They said they were not allowed to comment on the issue without permission from management of the retirement village.
The Mercury understands that the owner of the facility, Lend Lease, will at least partially pay for the residents to live at the Chifley Apartments in Newcastle while the work takes place.
Ashton Gardens is an independent-living village for residents aged over 55 and is located a short walk from the Stockland Green Hills shopping centre.
A Lend Lease spokesperson said told the Mercury yesterday that work would begin in May.
She said it would include replacement of important underground infrastructure and the rebuilding of major internal roads.
“We have been working with residents to establish the best permanent solution to ongoing issues, as the existing infrastructure was not servicing the village at the required level,” the spokesperson said.
“The renewed infrastructure and roads will provide benefits to the village and its residents both now and in the future.
“Ashton Gardens is working with each resident, and the residents’ committee, to develop and implement a tailored arrangement that suits their individual needs.”
