And they’ve recommended councillors officially reject the plans on Tuesday night.

Council planners listed seven reasons the land was unsuitable for residential development in the report to councillors.

The report said there was no need for housing in that area because there was 20-plus years of residential land supply nearby and such development would threaten the character of the village.

Council’s firm stance follows a veiled threat last month from developer, Morpeth Land Company, which said it would build a caravan park if a plan for up to 30 homes was refused.

Developers have also been reminded that any development would need council approval.

“Any application is subject to assessment against the Maitland Local Environmental Plan 2011, the Maitland Development Control Plan 2011, the Morpeth Management Plan and ultimately the decision of the council,” planning group manager Bernie Mortomore said in the report. 

“The expert heritage advice provided to council does not prohibit the development of the site. 

“However, any development should be historically relevant and sensitive to the surrounding context.” 

Councillors were to consider the application last month, but it was withdrawn when the planning division last recommended refusal.
