Hunter Land wants to develop land near St Helena Close, adjacent to the historic St Helena Cottage, into a new residential precinct.
The residential lots will range in size from 1500 square metres to 3746 square metres.
A statement of environmental effects, lodged with Hunter Land’s development application, noted that the project would take place in four stages.
Development of St Helena Village, expected to be a residential precinct that pays homage to the famous 19th century cottage, will be part of stage four.
“St Helena is an historic property which was situated on approximately nine hectares,” the statement of environmental effects noted.
“The property includes an historic Georgian style homestead, associated buildings and a number of mature trees.
“Evidence suggests the homestead was constructed around 1870.
“The St Helena Village will be developed into a unique residential subdivision utilising the valuable historical attributes of St Helena Cottage which is ideally situated on the western outskirts of Lochinvar.
The 56 lot residential development will be in place of a seniors’ living development that had already been approved for the site.
“The subdivision layout is generally consistent with the approved layout in relation to road connections and storm water management, and will provide consistency with the proposed residential subdivision on the adjoining part of the land to the south.
“The proposed residential subdivision will generate less housing and less demand on services and infrastructure within the locality.”
Hunter Land previously had applications approved for a 150-lot subdivision in 2009, a 190-lot project in 2008 and a tourist facility in 2007.
The latest proposal is available to view on Maitland Council’s website.
Public submissions are open until May 10.
