Twenty-five firefighters, from four stations, were alerted to the Singleton Avenue blaze at 2.55am and spent three hours trying to bring it under control.
The six occupants evacuated the residence, four of whom were taken to hospital for smoke inhalation.
“This is a timely reminder to ensure you have working smoke alarms and a fire escape plan,” East Maitland station officer Condy Kwan said.
