The construction is proposed for two currently vacant lots at 98 and 100 George Street.
The project plans include 12 units split across two stories, an office and reception area, and 18 car parking spots.
The application by GSEM Pty Ltd could see a motel or bed and breakfast open up at the site.
Council documents detail that the construction fits in with plans to provide a range of retail, business, entertainment and community uses that serve the needs of people who live in, work in and visit the Maitland area.
Town planner Belinda Martin also found that the site’s suitability included its proximity to public transport, community services, cafes, restaurants and other retail development.
