The Belmore Hotel, in High Street, will be auctioned on May 31 through agency Ray White.
Josh Murphy, who owns the hotel with his two brothers, has been running the Belmore for about 13 years.
Mr Murphy said he and his brothers had decided to sell the business because they felt it was “a good time to address the market”.
“The pub is over 100 years old,” he said.
“It burnt down in a fire and was rebuilt in 1942, so a lot of the architecture you’ll see around the place is sort of Art Deco, functionalist style of architecture.
“We did a large renovation in 2005 to 2007 to restore that original architecture and since then we have done some more renovations.
“We have recently gotten an approval from Maitland City Council to do further renovations and extensions.”
