Several Lower Hunter Rural Fire Service and Fire and Rescue crews were called out to the Sandstone Drive property just after 7pm.
An RFS spokesperson said the fire was believed to have started from hot coals in a garage. It spread to the adjoining house and destroyed two rooms inside the home.
The spokesperson said several people were in the home when the fire broke out, but they managed to flee the building safely.
Police and NSW Ambulance paramedics also responded to the incident.
A woman, believed to be aged in her 30s, was assessed at the scene by paramedics and taken to Maitland Hospital after suffering smoke inhalation.
RFS crews battled the blaze for about an hour before it was extinguished.
The RFS spokesperson said the fire was not being treated as suspicious.
