GILLIESTON Heights could be set for another mini housing boom with plans for a 175 lot subdivision lodged with Maitland City Council.

The development application, which was place on exhibition on April 24, is seeking approval to carve up four rural lots into 175 and construct two drainage reserves on either side of Gillieston Road.
A statement of environmental effects said the lots met the minimum requirements of 450m for the site's zoning.
"The proposed site is a mixture of residential land with sheds, open paddock, bush land and dams," the document said. "The site consists of two sections, separated by Gillieston Road, in irregular rectangular shapes with an area of approximately 223,890m2."
The residential development would be completed in two stages, but construction would not begin until a poultry farm ceases operation at the site.
The statement of environment effects also said the development would "provide benefits to the public through the provision of additional housing and allotment choice".
"The proposal will have no adverse traffic generation impact on the local road system," the document said.
"All residential lots are to be located above the flood level with minor localised filling proposed."
The document, prepared by Universal Property Groups, has recommended the developments approval to Maitland Council.
Over the last decade, Gillieston Heights has undergone a major makeover with council approving the development of more than 1000 lots in the area.
Maitland Council is seeking feedback on the development application which will be on exhibition until May 23.
