Maitland City Council unanimously approved the development at a meeting on Tuesday night just days after placing on public exhibition a proposal for an additional 175-lot sub division off Gillieston Road.
In the latest development, Applicant Hatziplis Holdings Pty Ltd, lodged the application with council for an existing subdivision of three lots to be developed into 282 lots off Cartwright Street and Kiah and Ryans roads.
In a report, council planners said the site comprises three large lots which are largely vacant with a disused quarry occupying a portion of the area.

Council received several submissions regarding the development during its public exhibition period. The main issues raised related to the width of Ryans Road and other surrounding local roads, mine subsidence, increased traffic and potential dust during construction.
The 36.2 hectare site is located along the western fringes of Gillieston Heights, to the west of Cessnock Road nestled between the existing village and railway line.
The council report said the area is mostly vacant with a disused quarry which was previously used for gravel extraction occupying an area adjacent to the existing railway to the south west of the Roy Jordan Sports Centre.
The 175-lot Gillieston Road development application, which was placed on exhibition on April 24, is seeking approval to carve up four rural lots into 175 and construct two drainage reserves on either side of Gillieston Road.
A statement of environmental effects said the lots met the minimum requirements of 450m for the site's zoning.
"The proposed site is a mixture of residential land with sheds, open paddock, bush land and dams," the document said. "The site consists of two sections, separated by Gillieston Road, in irregular rectangular shapes with an area of approximately 223,890m2."
