A development application (DA) has been lodged for the apartments, 37 car parking spaces and two retail tenancies.
The site currently contains a two-storey brick office building which is occupied by an accounting firm.
The rest of the site contains a small shed and asphalt paved carpark in poor condition. Remaining areas of the site have concrete footpaths, grassed areas and scattered trees.
The application proposes the demolition of the existing structures and four trees.
IN OTHER NEWS:
The proposal was publicly notified and advertised from April 15 to April 29.
Eight submissions were received most regarding heritage concerns, building design, form and scale, car parking and traffic, construction management and the protection of the adjoining buildings.
"The proposal will encourage redevelopment of a site to enable the construction of a more appropriate building in the context and setting of the Central Maitland Heritage Conservation Area and Maitland commercial precinct," a council report said.
"The proposal will generate additional jobs, the use of local businesses and materials during construction.
"Once operational, the development will encourage job generation and provide short or temporary accommodation to service the needs of the wider community as well as additional retail space within the city centre."
The application is being reported to council on the basis of the submissions received and the estimated value of works ($12.6m) exceeding officer delegations.
Council will review the application on Tuesday night at its ordinary meeting.
