Council has encouraged population growth in the rural western suburbs town.
It has drafted an infrastructure plan to attract new residents and cater for their needs.
But Lochinvar is a rural town, so septic tanks service many of the properties, which are not connected to Maitland’s sewerage.
A question was raised with the Mercury recently about whether new premises would be connected to sewerage, given the forecast population growth.
A council spokesman told the Mercury that developers would be required to connect all new developments to the sewerage system as a condition of council consent.
About 5000 new homes and 14,000 to 15,000 extra people are expected to make Lochinvar home in the next 20 to 25 years.
Councillors adopted the Lochinvar Urban Release Area Section 94 plan this week, which earmarked how developer contributions would be spent to upgrade the town’s infrastructure.
